To prevent health hazards, good management of asbestos is necessary. The federal legislation on the protection of workers requires every employer to draw up a visual asbestos inventory of its buildings. This allows employers to inform employees and external parties of the presence of asbestos materials in their buildings.

  • Generally, in Brussels and  Wallonia, the legislation requires you to make a visual asbestos inventory.
  • In Flanders, inventories have been an integral part of the demolition inventory since the entry into force of Tracimat in 2017, where asbestos must be listed in the Tracimat system in the same way as other hazardous waste.

Destructive asbestos inventory

Once you have your visual inventory, don’t forget to update it at least annually. Do you want to eradicate the asbestos? In that case, we can also offer you the destructive inventory, which must be made by a party independent of the company responsible for asbestos removal or encapsulation work. In Brussels, Wallonia and Flanders, an asbestos inventory is compulsory during renovation or demolition work. (Royal Decree of 10 April 2008 – Brussels Capital Region and Walloon Government Decree of 17 July 2003)

In Brussels, a destructive asbestos inventory is compulsory for all demolition or conversion sites of more than 500 m2 of gross floor area in buildings constructed before 1 October 1998.

Demolition inventory

In Flanders or Brussels, if the materials are going to Flanders, the Materials Decree requires the planning permission holder to have an inventory of demolition materials and waste drawn up before the dismantling of buildings begins. This requirement applies to buildings wholly or partly used for purposes other than housing and with a volume of more than 1,000 m³. An important distinction is made here between non-hazardous and hazardous waste, such as asbestos.

In practice, the asbestos inventory is an essential part of the demolition inventory. We assist you in:

Often, the fact that there is no asbestos inventory is only discovered when demolition is being planned. This is why the asbestos inventory and the demolition inventory are often drawn up at the same time. 

Tracimat

Tracimat, the demolition management organisation, has been operational since 2017. Tracimat seeks to trace the origin of the demolition waste to the treatment facilities during the selective demolition procedure. Prior to the works, the process starts with the elaboration of a demolition monitoring plan by a neutral expert (independent of the demolisher). As a recognised expert, we conduct the inspection and draw up this monitoring plan.

This demolition inventory has not yet become compulsory in the Walloon Region, except for worksites under public contract.
