They are forgotten places: hidden behind trees, enclosed by industry or temporarily designated as nature. For years, we have seen them as a burden. OVAM has mapped the landfills. At present, this is still only marginally profitable, but in a context of scarce raw materials it is becoming increasingly relevant.<\/li>\n<li><strong>Ecological gains<\/strong><br \/>\nthrough nature development, tree planting and green spaces that act as buffers against heat, drought and flooding.<\/li>\n<li><strong>Spatial gains<\/strong><br \/>\nfor housing and mixed urban development, industry or logistics, energy production (solar panels, wind turbines), recreation and park development.<\/li>\n<\/ol>\n<p>In practice, this often comes down to <strong>smart combinations<\/strong>.<br \/>\nSweco has contributed to projects where:<\/p>\n<ul>\n<li>remediated landfills are (partly) preserved as ecologically valuable parks, linked to residential development;<\/li>\n<li>historical landfill material makes way for water buffering, thereby reducing <a href=\"https:\/\/www.swecobelgium.be\/en\/services\/coastal-protection-and-resilience\/\">flood risk<\/a>;<\/li>\n<li>temporary cultural or recreational uses are created pending definitive redevelopment.<\/li>\n<\/ul>\n<p>This integrated approach is equally valuable for other brownfield and redevelopment projects, such as railway zones, former industrial sites, contaminated port areas, zones along waterways, and so on.<\/p>\n<p>The expertise we apply to landfills can be directly applied in this broader context.<\/p>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\n\t\t<\/div>\n\t<\/div>\n<\/section>\n\n\n<section class=\"block cb block--white\" >\n\t<div class=\"block__inner cb__inner cb__inner--one\">\n\t<div class=\"col--12 col--center col--wrapper\">\n\t\t<div class=\"col col--6 editor-content\">\n\t\t\t<blockquote>\n<blockquote>\n<blockquote>\n<figure><i class=\"icon icon-quote\"><\/i><\/figure>\n<blockquote><p>The next step? Are we aiming for nature, woodland, recreation, energy, housing, industry, or combinations thereof?<br \/>\n&#8211; What does the surrounding area require (agricultural land, valley, urban context, watercourse, residential neighbourhood\u2026)?<br \/>\n&#8211; How does this fit within existing spatial plans and policy frameworks?<\/p>\n<p>We bring owners, local authorities, OVAM and other stakeholders together around a shared vision for the future. <strong>Without a widely supported ambition, there is no sustainable project.<\/strong><\/p>\n<h4 style=\"text-align: center\">Mapping the subsurface and risks<\/h4>\n<p>In parallel, technical investigations are carried out, including soil and <a href=\"https:\/\/www.swecobelgium.be\/en\/services\/groundwater-solutions\/\">groundwater<\/a> studies, historical research, risk assessments and, where relevant, advanced techniques such as <a href=\"https:\/\/www.swecobelgium.be\/nieuws\/sweco-onderzoekt-waterbodemverontreiniging-met-innovatieve-fingerprinting\/\">PFAS fingerprinting<\/a>.<\/p>\n<p><strong>This shows where the real risks lie<\/strong>, where measures can be limited, where excavation is required, and where land use can be safely reassigned.<\/p>\n<h4 style=\"text-align: center\">Practical translation through flow charts and rules of thumb<\/h4>\n<p>To make the complexity manageable, we have \u2013 on behalf of OVAM \u2013 developed flow charts for potential functions. Using a number of clear criteria, <strong>planners, policymakers, owners and developers gain a solid framework<\/strong>:<\/p>\n<p>&#8211; When is afforestation safe?<br \/>\n&#8211; Where can energy production take place without increasing risk?<br \/>\n&#8211; When is temporary use possible, and under what conditions?<\/p>\n<h4 style=\"text-align: center\">Stakeholder management and governance<\/h4>\n<p>Sweco facilitates the stakeholder process to turn a technical soil exercise into a widely supported area development.<\/p>\n<h4 style=\"text-align: center\">Financing and value creation<\/h4>\n<p>Finally, we help explore integrated business cases, potential funding sources and phasing over time.<\/p>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t\t\t<div \/>\n&#8211; contaminated railway zones converted into parks, cycling links or new urban neighbourhoods.<\/p>\n<h5><strong>Landfill with ecological park and residential development<\/strong><\/h5>\n<p>Through careful phasing and targeted remediation, valuable nature has been preserved.<br \/>\nThe neighbourhood gained a high-quality park, the residential development benefits from its experiential value, and the soil challenges were made manageable.<\/p>\n<h5><strong>Temporary use on contaminated sites<\/strong><\/h5>\n<p>Cultural and recreational projects demonstrate how, with the right safety measures, sites can already be brought into use while the long-term vision is still being developed.<br \/>\nIn this way, a \u201cblack box\u201d once again
