Sweco developed an integrated masterplan for the BMT site, a former industrial area next to Boechout railway station. In collaboration with Gands nv, the area was transformed with public space and phased development as key principles. Strategic redevelopment in the heart of Boechout<\/h2>\n

For the BMT site, a former industrial area in the village centre of Boechout next to the railway station, Sweco was appointed by developer Gands nv to develop an integrated masterplan. In addition to the masterplan, the assignment included the preparation of a spatial implementation plan, the design and delivery of public space, and the guidance of the phased development. The project acts as a strategic intervention that strengthens not only the site itself, but the entire village centre.<\/p>\n

Landscape structures as a guiding framework for the design<\/h2>\n

A thorough reading of the village structure, including the historic street pattern, large parks and villas, and informal pathways, formed the basis for the masterplan. A framework of alternating residential courtyards and green fingers is embedded within this structure. Part of the site was developed as an extension of an adjacent park, which penetrates deep into the project through green spines, connecting all new homes to the surrounding landscape.<\/p>\n

Residential courtyards and park villas for maximum living quality<\/h2>\n

Green space alternates with a series of residential courtyards around which ground-based and stacked housing typologies are organised. Compact park villas act as vertical accents and mark the transition between park and residential areas. The masterplan was further refined into a detailed masterplan, in which building volumes and typologies were carefully studied and fixed within a spatial implementation plan that provides the framework for phased realisation. The first phase was completed in 2017, after which further development continued step by step.<\/p>\n
