Cloud-based platform for digital twins streamlines real estate management

Building management is becoming increasingly complex, especially from a technical perspective. With the abundance of data available, property owners and facility managers often struggle to maintain clear oversight. Sweco supports them with an innovative solution: Twinfinity®. This cloud-based platform gathers both static and dynamic building data and visualises it intuitively through a digital twin.

A smart digital twin for real-time insight

The digital transition is reshaping every corner of the construction sector, including property owners and building managers. Beyond static data, often buried in the as-built dossier or scattered across systems, advanced IoT applications now generate large volumes of dynamic, real-time information that reveal how buildings truly operate. For organisations with multiple assets and diverse users or tenants, maintaining an overview is a significant challenge. Twinfinity® centralises, streamlines and visualises all available information.

“Through this cloud-based platform, we connect a digital 3D model of real estate assets to all available business, operational and climate data,” says Niels Balcaen, project manager. “The result is a smart digital twin that shows not only how a building is constructed, but also how it performs and how it behaves. Real-time analytics give owners and managers insight into the performance of their building and, by extension, their entire real estate portfolio.”

Efficient data analysis and visualisation

Once all data is properly structured, the true value of Twinfinity® becomes apparent. With intuitive, customisable tools, building owners and managers can quickly visualise and analyse the information most relevant to them.

“Think of an office landlord who wants to map how many square metres are occupied or unoccupied at a given moment,” explains Niels Balcaen. “The potential applications are endless. Twinfinity® enables highly targeted solutions: minimising carbon footprints, optimising indoor climate, managing occupancy, reducing energy and administrative costs, implementing predictive and diagnostic maintenance, or gathering data for sustainability certification. The only real limitation is the data that is available and connected to the platform. Users can dive in independently, but our early experiences show that guidance from us as a construction partner is essential to unlock the full potential of their buildings and plan proactively.”

We are awaiting the results of ongoing pilot projects before scaling up the rollout of Twinfinity®, but we are already convinced it will become a true gamechanger.

Twinfinity®: Swedish innovation now in Belgium

Twinfinity® was originally developed in Sweden. In recent months, the platform has become available in Belgium as well, where several pilot projects are underway.

“The potential is enormous and expectations are high, but we must go step by step. In Belgium, we are still in the start-up phase. We are currently running pilot projects with well-known partners – including Jan De Nul Group – to thoroughly test all functionalities. But large-scale rollout is not far off,” says Niels Balcaen. “We are convinced that this concept can become a real gamechanger, perfectly aligned with our lifecycle vision for client support.

In the traditional handover–operation model, many building owners struggle once they are left on their own during the use phase, while we have built up considerable project-specific knowledge along the way.
