At the KAAI16 site in Hasselt, KORN16 brings new momentum to a dynamic hub for creativity and entrepreneurship. Developed for Imaximus with a team including Buro Groen, Studie10 and Buildwind, the tower acts as a connector between city and canal, featuring a public urban balcony with panoramic views.

Architecture as connector
The 16-sided volume is fully oriented at 360°, engaging both the waterfront and its urban surroundings. Raised on columns, the building opens up the ground level and dissolves the boundary between architecture and public space.
With no front or back façade, every side contributes equally to its urban integration.
Form and materiality
The geometry enables a natural orientation in all directions, avoiding a single dominant perspective. The façade reflects this through a mix of glass, concrete and corten steel, capturing light and urban reflections in constantly changing ways.

KORN16 brings together a vertical mix of functions. Lower levels host creative industries, while upper floors accommodate short-stay units.
Shared spaces are strategically positioned to foster interaction and maximise views across the canal and the city.
A landmark in context
As a contemporary landmark, KORN16 plays an active role in the transformation of the site. Its open structure and all-sided orientation ensure a strong dialogue with its surroundings, demonstrating how architecture can shape urban dynamics.
