From enclosed city block to connected urban district

Lebeau

In the heart of Brussels, the Lebeau project transforms an underutilised and partially vacant site into a mixed-use urban development near the Sablon. Following an intensive process involving public and private stakeholders, the permit application was submitted in 2019 by Immobel. Designed by an international team including Sweco architects, Maccreanor Lavington, MLA+ and Korteknie Stuhlmacher Architects, the project restores the connection between the Sablon and the lower city while introducing a renewed dynamic to a fragmented and historic urban fabric.

    Urban restructuring and program mix

    The project redevelops an entire city block into an open and permeable structure with an active ground floor along Rue Lebeau. New pedestrian connections strengthen links between the upper and lower city and enhance urban flow.

    The mix of 64 apartments, offices and retail spaces ensures continuous activity and long-term occupancy of the site.

    Heritage, new build and quality of life

    Existing buildings, including the former Central Telephone Building, are partially renovated and integrated into the scheme. Historic qualities are preserved and complemented by contemporary volumes.

    An inner courtyard and green roofs introduce breathing space within a dense urban context and enhance the quality of life for residents and users.

    Sustainability, engineering and mobility

    The project focuses on circular and energy-efficient construction through reuse of structures, sustainable materials and systems such as geothermal energy and thermal storage (KWO). The office buildings target high sustainability standards including BREEAM Outstanding and WELL Platinum.

    Its central location near Brussels-Central station, combined with underground parking and bicycle facilities, supports smooth and sustainable mobility.

    Integrated collaboration

    The development is delivered by Immobel in collaboration with a multidisciplinary and international design team integrating architecture, structural engineering and building services in a fully coordinated approach.
