In Auderghem, Demey Park transforms an ageing commercial site into a future-oriented urban district where living, working and leisure come together. Developed by Redevco within the Herrmann-Debroux Master Development Plan (PAD), the project introduces a sustainable, green and vibrant neighbourhood aligned with new urban lifestyles.

Demey Park redevelops the former Carrefour and Brico sites into a large-scale mixed-use programme combining housing, offices, retail, leisure and community facilities.
The project includes approximately 394 residential units (including co-living), nearly 10,000 sqm of office space and 26,000 sqm of retail, complemented by shared and public functions. This mix ensures continuous activity and transforms the site into a lively urban destination throughout the day.
Public space as the backbone
Green space and social interaction are central to the design. A park of approximately 2.4 hectares and a 5,000 sqm central square form the heart of the neighbourhood and provide high-quality public spaces.
The reopening of the Watermaalbeek and the integration of green roofs enhance ecological performance and contribute to a comfortable microclimate. The result is an urban environment where nature and liveability go hand in hand.

A key principle is the removal of car traffic at ground level. Pedestrians and cyclists are prioritised, creating a safer, calmer and more liveable environment.
Underground parking solutions accommodate mobility needs while preserving the quality of public space.
Sustainability as a foundation
Demey Park is built on an integrated sustainability strategy, including on-site renewable energy production through geothermal systems, solar panels and heat pumps.
Efficient technical systems, such as district heating and high-performance installations, optimise energy consumption. At the same time, material optimisation and carbon reduction strategies are implemented across the entire site.
The ambition is to achieve the highest environmental standards in terms of energy performance, comfort and resilience.
